From the Air Force
to your front door

After serving in the United States Air Force, I started buying and selling a few investment properties. I liked the process — the numbers, the strategy, the way deals come together. That curiosity led me into real estate full-time. I started with an independent broker, built my craft, and eventually made my home at RE/MAX — where I've spent the last 15 years helping the people of Solano County navigate one of life's biggest decisions with confidence.

I've lived in Vacaville for many years. I know the neighborhoods, the price points, the lenders, the market rhythms — the way only a local who genuinely cares can.

What drives me
Communication above everything

The biggest thing my clients say after closing? That I kept them informed. Even when there's nothing to report — no offers, no activity — they heard from me. No seller should wonder what's happening with their home. That's not a bonus feature. It's the baseline.

What I'm known for
Preparation prevents surprises

I built my entire approach around one insight: the deals that fall apart are almost always derailed by something that could have been caught upfront. Pre-inspections, honest disclosures, strategic pricing — this is what separates a smooth sale from a stressful one.

From "we need to sell first" to dream home in 5 days

A couple walked into my open house and said the four words that stop most transactions cold: "We need to sell first." I got them connected with a local lender immediately. Within 48 hours they had pre-approval. Day three, their home was live on the market. Day four brought an offer. By day five, they were positioned to put a strong, confident offer on the home they loved.

Simple Selling

Too many sellers list their home based on a Zillow estimate and hope for the best. I built Simple Selling because I kept seeing the same preventable surprises derail good deals — termites discovered mid-contract, dry rot revealed at inspection, buyers demanding price reductions at the worst moment. Simple Selling flips that script: we handle everything upfront so you go to market informed, in control, and ready to negotiate from strength.

01
Pre-sale inspection
02
Clear & honest disclosures
03
Strategic data-based pricing
04
Showing-ready preparation
01
Pre-inspection before listing

I walk through the home before it ever hits the market — looking for termites, dry rot, deferred maintenance — so there are zero surprises mid-deal. You stay in control of negotiations.

02
Strategic, data-based pricing

I study actual recent comps — not Zillow. Pricing is tailored to your timeline and your home's true condition. Every home is different, and pricing needs to reflect that.

03
Weekly communication — guaranteed

Even when there's nothing to report, you'll hear from me. Offers, no offers, feedback, no feedback — you'll always know where things stand. That's a commitment, not an intention.

04
Budget-first prep guidance

I work with what you have. If resources allow, targeted upgrades pay off. If not, pricing and curb appeal do the heavy lifting. Either way, the goal is the same: sold fast, for the most money.

"

Even when there are no offers, no activity — pick up the phone. Tell your client what you're doing to market their home. Tell them where things stand. That one habit changes everything about the experience of selling.

Sellers
Ready to move on

I work best with calm, flexible sellers who can adapt when deals shift — because they sometimes do. My advice: start packing and decluttering a month or two early. It removes pressure and keeps the process clean from day one.

First-time buyers
Getting into the market

The first thing I teach every first-time buyer: connect with a great local lender and understand your real monthly payment. This is a starter home — not a forever home. Buy what you can comfortably afford, then build from there.

Seniors
Downsizing with clarity

Seniors moving from a larger home to a single-story property need an agent who understands the emotional and logistical weight of that transition. I take that seriously and work at the pace that's right for you.

Veterans
You've earned this benefit

I ask every new buyer if they're a veteran. The VA loan is one of the best mortgage products available — and as a veteran myself, I make sure no one leaves that benefit on the table. I have local lenders with the most competitive VA rates around.

🎖️
Serving those who served — near Travis Air Force Base

As a veteran myself, I understand what frequent military moves feel like. When service members and families relocate to the Vacaville area, California prices can be a real shock. I help them navigate that honestly — educating them on VA loans, connecting them with trusted local lenders, and making sure they're fully prepared for what the market looks like here. I'm also a proud member of the local VFW and committed to this community beyond just the transaction.

What I tell every
client upfront

On timing the market

If you're ready and can afford to buy, buy now. Don't wait for rates to drop or prices to fall — they might not. Real estate is a long game, and the best time to start building equity is when you're ready to commit.

On pricing your home

Zillow is not a pricing strategy. Study the actual recent comps in your neighborhood — condition, upgrades, and timing all matter. Your neighbor's sale from six months ago is not necessarily your number.

On technology

Buyers and sellers now have access to everything online — history, comps, estimates. That's mostly good. But information without context can mislead. My job is to help you read the data correctly, not just collect it.

On staying local

All real estate is local. I've lived in Vacaville for many years. I know the neighborhoods, the price differences street by street, and the trusted lenders who actually deliver. That knowledge can't be replicated from a distance.

Created a structured pre-sale system after watching too many deals fall apart from preventable surprises. Sellers who use Simple Selling go to market prepared, informed, and in control.

RE/
MAX

RE/MAX has the highest market share in the world and sells more homes than any other brand. That matters because when my clients need to connect with an agent in another county or state, I can make that introduction — and know they'll be treated right. After 15 years, this is still the brand I choose. Because it's still the one that delivers.

Old-style, real country music — the classic sound

Staying active keeps me sharp. Real estate is a people business — and showing up fully for every client matters to me. I stay connected to past clients through calls, coffee, lunch, and yes, Christmas cards. Those relationships are the foundation of everything. Past clients are invaluable, and I never take them for granted.
